The rental market is HOT.
As an example, we recently bought a 3-2-2 in a good school district and neighborhood. Our return on our investment is nearly 13.5%. That is after taxes and insurance! Our 13.5% return is assuming fully rented 12 months of the year. We had it rented before we finished painting and updating (about a 2 week process)! However, think about this: if the home is rented only 10 months per year, our return on investment is still over 11%.
Yes, it’s true that not every deal will yield such spectacular returns. We are currently in the process of purchasing another home that we estimate will ONLY return @ 11.25%.
Now, it’s’ true that we manage our own properties and many more for other owners. So, if you choose to pay a property management company to manage your rental units, your return will be less as the management fees are usually @10% of the rent collected. Of course, that makes your 11% return something near a 10% return. And based on what savings accounts pay, you may be content with a return of much less than 10%.
